Roof Cleaning That Turned Back the Clock
A four-year-old shingle roof was already covered in black staining and flagged by the HOA. Here's how Baha Softwash safely restored it — around solar panels and delicate landscaping — without a drop of high pressure.

An HOA Notice, a Nearly-New Roof, and a Smarter Fix
A St. Cloud homeowner found Baha Softwash through Google after receiving an HOA notice about the appearance of their roof. The property was a single-story, roughly 3,500-square-foot home with a shingle roof. Although the roof was only about four years old, dark staining had already spread across much of the surface.
Those dark streaks were consistent with Gloeocapsa magma — the blue-green cyanobacteria commonly behind black staining on asphalt shingle roofs in Florida. The homeowner wanted the roof cleaned, but there was a second concern: because the roof was still relatively new, we didn't want them paying out of pocket for something that might be covered under their existing roofing warranty.
A Roof That Looked Older Than It Actually Was
From the ground, much of the roof had taken on a noticeably darker appearance — something we see regularly around St. Cloud. A roof doesn't need to be old to develop black staining. Florida's heat, humidity and moisture create conditions where organic growth establishes itself surprisingly quickly.
In this case, the discoloration had become noticeable enough that the homeowner's HOA requested the roof be cleaned. Because the roof was only about four years old, we discussed the homeowner's warranty before beginning — and that ended up saving them money. They were able to go through the proper warranty process rather than simply paying out of pocket for the cleaning.

Why We Soft Washed Instead of Pressure Washing
For asphalt shingle roofs, we don't approach the job the way we would a concrete driveway. High-pressure cleaning can damage shingles and loosen the protective granules on their surface. Instead, Baha Softwash uses a low-pressure soft washing process designed to treat the organic growth responsible for the staining — without relying on aggressive water pressure.
For this roof, we used a professional roof-cleaning solution in the range typically required for significant shingle staining. Depending on the condition of a roof, our mixtures may fall roughly within the 4–6% treatment range. But applying the solution is only one part of doing the job correctly. The bigger challenge is protecting everything underneath the roof.
The Biggest Challenge Wasn't the Roof — It Was Everything Around It
Roof cleaning requires far more property protection than many homeowners realize. Any cleaning solution leaving the roof has the potential to reach landscaping, siding, gutters or other areas around the house. For this project we worked as a two-person team: one technician focused on the roof treatment while the second worked from the ground, protecting the property throughout the clean.
- Pre-saturating surrounding plants and vegetation with water
- Keeping landscaping wet throughout the roof treatment
- Bagging gutter downspouts where appropriate to control runoff
- Protecting particularly delicate plants
- Monitoring where roof runoff was traveling
- Applying neutralizing solution where necessary
- Rinsing the home's exterior and any areas exposed to overspray

Cleaning Around the Solar Panels
This house also had solar panels installed on the roof — another area that demanded careful work. Organic staining can develop along the roof sections surrounding solar arrays, but those areas can be harder to access and require greater control during application.
Rather than simply spraying around the panels from a distance, we worked systematically around the solar installation while maintaining the same low-pressure cleaning approach.

A Dramatically Restored Roof — and a Happy Homeowner
By the time we finished, the widespread dark staining had been treated and the roof's original appearance was dramatically improved. More importantly, the homeowner addressed the HOA concern without aggressive pressure on the shingles. During the final walkthrough the customer was extremely happy — and ultimately had no further issues regarding the HOA notice.
How Long Should a Soft-Washed Roof Stay Clean?
There isn't one exact answer for every St. Cloud property. As a general rule, many professionally soft-washed roofs can go about 3–5 years before another cleaning becomes necessary — but the environment around the home can shorten or extend that window considerably. A heavily shaded roof surrounded by mature trees may grow organic staining faster than a roof getting far more direct sunlight.
This is why two homes in the same neighborhood can need roof cleaning on completely different schedules.
